EVANSTON’S 20-YEAR COMPREHENSIVE PLAN THREATENS TO CHANGE THE CHARACTER OF EVANSTON Attend the City Council meeting and write your Council Member: WEDNESDAY July 30, 2025, 5:00 p.m. - Possible Vote (on agenda for Action) 909 Davis Street, 2nd Floor What’s at Stake: • Elimination of single family residential neighborhoods Current single-family housing (32% of current housing stock) neighborhoods will be upzoned allowing 2 to 4-unit buildings to be constructed on these lots and increase neighborhood density, without adequate requirements for additional parking. • Increased Population Density Envision Evanston 2045 seeks to increase Evanston’s population by 8,000- 20,000 people, increasing density, congestion and the cost of government services. • Displacement of Current Residents by Gentrification Evanston residents in more affordably-priced areas would be displaced as developers seek purchase options on properties that could be upzoned to build multiple expensive residences. • Small Business Districts will be harmed Evanston’s low-rise building small business districts, Central Street, Chicago Ave., Dempster, Main Street and Noyes will be displaced by up-to 7 story buildings and national chains. • No Height Restrictions for Downtown Buildings Unrestricted downtown development with no limits on height and inadequate parking.
